Better Angels begins construction on two transformative mixed-income housing projects

July 22, 2025 (Los Angeles, CA): Better Angels, a leading Los Angeles nonprofit dedicated to addressing LA’s homelessness epidemic, today announced two major affordable housing developments that will bring urgently needed homes to Angelenos. These projects reflect Better Angels’ commitment to developing innovative housing solutions to strengthen neighborhoods throughout LA County.
The Westchester Project:
A 72-unit development in the high-opportunity, job-rich neighborhood of Westchester represents a rare and innovative urban infill project for the traditionally low-density Westside.
- The project is privately financed through Better Angels’ Affordable Housing Fund, which is designed to accelerate affordable housing solutions.
- The modular design strategy aims to keep per-unit costs far below typical affordable housing costs in Los Angeles, while speeding delivery and ensuring high-quality construction.
- This model offers a replicable blueprint for mixed-income projects in similar communities.
- Better Angels’ development partner is Gude Capital Management.
The Westmont Project:
In South Los Angeles’s Westmont neighborhood, Better Angels is spearheading a 51-unit project that prioritizes affordability and access to transit options.
- Financed through the Better Angels Affordable Housing Fund, the development will reserve 80% of its units for households earning up to 80% of the area median income (AMI).
- Like the Westchester project, it aims to keep per-unit costs low—a significant achievement in today’s housing market.
Better Angels’ development partner is Urban Development Company.
A Growing Pipeline of Impact
These developments are part of Better Angels’ larger housing pipeline, which now includes five projects totaling over 570 units across Los Angeles County with additional sites in Pasadena, Silver Lake, and Windsor Village, Better Angels is demonstrating that efficient housing production can play a pivotal role in addressing the region’s housing affordability crisis.
